If ANY of these rules are broken, the host at their discretion can immediately cancel the reservation with no refund. 3RD PARTY BOOKINGS: We do not accept bookings on behalf of other people. You must be staying at the property. BUSINESS TRIPS: Your company must be enrolled in Airbnb for Work, you can designate people to book trips on behalf of others. - Minimum booking age: 25 years + - Guests with no reviews, reviews under 5 stars or a new account may be declined. - No additional unregistered guests allowed to stay overnight. - Visitors : Must be approved by host - Quiet Hours 11pm - 7am - No smoking / vaping inside - Please smoke outside & away from the property. Must pickup butts and dispose of responsibly. - Any noise complaints can result in immediate termination of your reservation without a refund. - Any damages noted after checkout may be subject to a replacement/repair fee. - Max 6 registered guests RESERVATION CHANGES: Date changes within 5 days of checkin or during stay will not be accepted and the cancellation policy will be in effect. Exceptions include extending current stays. PET RULES: All dogs must be registered and submitted for approval. A one time pet fee of $75 will be charged and a maximum of 2 dogs allowed. - Damages or mess left behind due your pet will be subject to a chargeback to the guest for the damages plus a $100 clean up fee GUEST VERIFICATION PORTAL: By completing the reservation you agree to the following: - You will be asked to sign a rental usage agreement that governs the terms of the stay - You agree to be bound by our rental terms and conditions. - You acknowledge that you will be required to provide a copy of a valid government-issued ID with a name that matches your profile - A security deposit of $1500 (see below) will be required - You understand that your check-in instructions might be withheld until you have successfully completed our verification portal. SECURITY DEPOSIT: A security deposit will range depending on the size of the group but will start at $1500 will be collected 3 days prior to your checkin date. This will be a HOLD not a charge on your credit card. In the event there is any damage to the property or broken house rules during your stay your card will be charged accordingly. The hold will be automatically released within 3 days after your departure. If there is no damage or violations, there is nothing you need to do. Please note that CITYBNB reserves the right to charge a higher amount up to a maximum of $5000 to the method of payment if the damage deposit is insufficient to cover the claim from the payment method on file. Monthly cancellation policy for stays 28 days or longer: * To receive a full refund, guests must cancel at least 30 days before check-in * Any cancellation after that, there will be no refund IMPORTANT NOTE: The information is collected for screening and verification ONLY and is not stored or used for any other purposes. Information can only be collected via the guest portal. For any other platforms and direct website bookings, the HOST reserves the right to request security deposits at their discretion. BROKEN HOUSE RULES FEE SCHEDULE : * Smoking / vaping in the home = $300 * Unapproved pets= $300 * Pet feces in yard (if applicable) = $100 * Late checkout = $100 * Additional cleaning = $50/hr * Unapproved parties = $500 * Lost garage opener= $100 * Lost condo fobs/visitor passes (if applicable) = $150 * Hot tub refill/cleaning fee (if applicable) = $250 - Check in time is between 4-10PM. We will be available until 10PM, there is no after hours service. For safety and security reasons please ensure you are checked in by this time. -Stays longer than 28 days will be subject to an additional cleaning fee of $60. In addition, the host will provide up to one month worth of essential supplies. Once supplies run out, the guest will be responsible for any additional supplies needed.

Door code & all detailed check-in instructions will be provided 2 days prior to your arrival.
